Apparently, a new medical practice called Hibiscus Medical will be opening this summer at The Modern at Art Place. A few days ago, Dr. Debralee Frederick posted on Nextdoor that she will be opening a primary care practice at 430 Galloway Street NE. Interior buildout of the space is taking place now. Best case scenario, doors will be ready to open in June, but could be as late as August. Just depends how construction goes. Hi there, according to the website at https://www.artplacedc.com, all of these are “committed” but committed can mean mean different things, could mean executed lease, anticipated use, letter of intent, etc etc. And even with a lease in place, things can change as we saw with Meow Wolf.
With respect to phase 2, which is under construction, I wrote about the state of things late last year. In a filing late last year, the developer stated they were finalizing lease negotiations with the museum (could be final by now, I haven’t checked). In that same filing, they stated they have signed an operating agreement for the entertainment zone & food hall.
